- Manager, Custodial and Residence Maintenance
- Description
Provides direction and quality control standards for all tasks assigned to the Residence Life Maintenance technicians and the Custodial Departments. Ensures preventative maintenance procedures are carried out on a scheduled basis for all custodial equipment and Residence Life facilities. Assists with the planning and determination of required resources and ordering of equipment for effective management of the custodial and Residence Life maintenance operations. Responsible for the supervision of custodial staff and for the cleaning and care of university buildings. Work involves planning, assigning, and reviewing the work of forepersons and subordinates and maintaining effective working relations with occupants. Reports to the Associate Vice President for Facilities Services.
- Examples
Oversees day to day operations of building maintenance, reviews work requests and assigns tasks to the appropriate area. Provides guidance and direction to Residence Life maintenance technicians for troubleshooting, long term repair solutions, and replacement of equipment such as air conditioners, appliances, flooring, etc. Assists forepersons and technicians in determining material and supply requirements, as well as researching and assisting in the purchase of these items. Actively participates in hiring decisions, dismissals, and disciplinary reports. Performs other related duties as assigned.
- Physical Condition
Moderate physical activity required with occasional lifting of objects weighing more than fifty pounds. Must be able to crawl, stoop, and stand for extended periods of time.
- Experience
Five or more years of general facilities management and supervision required. Experience in custodial cleaning methods and building maintenance required. Experience working in a university environment is preferred.
- Knowledge
Requires extensive knowledge of the custodial trades, and institutional maintenance. Extensive knowledge of methods for building maintenance, construction and materials, preventative maintenance, work scheduling, and quality control. Thorough knowledge of techniques relevant to crew organization and team management. Knowledge of use, care, and repair of tools, equipment, power vehicles, materials, methods, practices, and techniques used in general custodial and building maintenance. Good working knowledge of Microsoft Outlook, Word, and Excel to perform work analysis, budget functions, planning, and communication.
- Education
Graduation from high school or equivalent along with training or experience related to the field of work. Bachelor's degree preferred.

Requires the ability to work well with diverse populations and maintain positive working relationships with students, faculty, staff, and the community. Must be an effective organizer and performance evaluator. Must have strong leadership, excellent written and oral communication skills, and interpersonal and motivation skills. Must have the ability to supervise and maintain effective working relationships with subordinates, supervisors, and customers. Skill in planning and effectively managing multiple tasks.*Regular reliable attendance is required. *An employment physical examination is required. *A valid Texas driver's license is required. * Must be available some nights and weekends. Must periodically serve on a standby or on-call basis. *This position is designated as security sensitive (Mod) and requires a criminal background check.
